We have installed surveillence cameras throughout the common areas and at all entrances and exits. Storefronts on the ground floor are protected by metal roll-up gates to prevent break-ins and vandalism. All areas of the bulding are also illuminated at night.
There is no onsite parking, but plenty of street parking. Please read and obey all posted signage before parking on the street. There are also parking garages in the surrounding area where residents can purchase month-to-month parking.
All apartment and office leases are 12 months, with the option to renew. For retail leases, please contact us.
Rent payments are due on the first of each month, with the exception of the first installment, which varies depending on the move-in date. Payments can be made with a debit/credit card or with a bank transfer on our resident portal. We do not accept cash or checks. Residents can request to prepay the entire lease amount or set-up quarterly rent installments.
Yes, we are pet-friendly! Please contact us for more details if you are planning on bringing a pet or ESA. Size and breed restrictions may apply.
Renter's insurance is required for all residents. A policy must be obtained before moving-in and remain active throughout the lease term. An insurance policy will protect your belongings and the apartment against damages or theft.
The renter's insurance policy must have a personal liability coverage amount of $300,000. The name of the landlord, "Horizon Real Properties Holdings LLC and Pinewave Development Group, Inc." must be added to the policy as "interested party."
We recommend an insurance provider called Lemonade as they meet all of our requirements.

Yes, both residential and commercial office units will have air conditioning and heating.

In our retail spaces, all utilities are paid by the tenant. There are separate PG&E electrical and water meters for each unit.
For our residential apartments, the 2-bedroom units have separate PG&E meters. 1-bedroom apartments have private electrical meters. For water, private meters are used and will be billed to you by the management either monthly or bi-monthly, depending on how often we get a bill from the utility company.
Yes, all prospective residents will put down a deposit prior to receiving the lease agreement. This deposit is returned after move-out, given that there are no damages to the apartment.
